The Dubai Emaar beachfront bayview and seapoint metal ceiling Project is a premium beachfront residential development located in Dubai. Designed to reflect a high-end coastal lifestyle, the project places strong emphasis on both architectural quality and long-term performance.
PRANCE's scope of work covered approximately 5,000 square meters of balcony ceiling systems. Given the project’s seaside location and upscale positioning, the ceiling system needed to deliver not only a refined visual finish but also reliable performance under beachfront environmental conditions.

Planning product drawings, selecting materials, processing, manufacturing, and providing technical guidance, installation drawings.
From the outset, the client set a high benchmark for both aesthetics and technical performance. Consistent ceiling surface and finish quality is especially important. At the same time, the coastal environment required the system to withstand long-term exposure to humidity, salt air, and strong winds.
To achieve the required performance and visual quality, A 3.0 mm-thick watchband profile panel was selected as the main ceiling material. Compared with standard thickness configurations, the increased thickness improves the panel’s bending resistance and overall rigidity. This becomes particularly important in large-area ceiling applications, where maintaining long-term flatness is essential.
The added strength also enhances wind resistance, making the system more suitable for high-rise and coastal environments. The profile itself features a structured, linear form that enhances its structural behavior while creating a clean, rhythmic visual effect.
In addition, the panel system adopts a modular design. This design made the installation more efficient on-site and makes maintenance more convenient.
The fastening system uses SS316 stainless steel screws. This type of screw has excellent resistance to chloride corrosion, making it reliable in marine environments.
Using SS316 fasteners instead of ordinary stainless steel fasteners reduces the risk of rust, loosening, or long-term aging. This choice is crucial for ensuring the long-term durability and safety of the ceiling system.
In terms of surface finishing, the project uses a coating system from Jotun. The coating provides strong resistance to UV exposure and weathering, helping the ceiling maintain consistent color and finish even under sun and salt exposure.
It also enhances the overall visual uniformity of the balcony ceiling, which is essential for a high-end residential development.
The system performance was verified through relevant testing and certification processes. With the optimized structural design, the ceiling system meets the wind resistance level of the client's requirement.
Fire safety was ensured through material selection and system design. The panels achieve Class A fire performance, and the system complies with required fire safety standards, meeting both safety regulations and project expectations.
To ensure a smooth on-site installation process and installation effect, we conducted mock-ups both in the factory.
Factory pre-assembly allowed the team to verify connections, tolerances, and system integration before shipment, reducing uncertainties during on-site installation.
